Why San Juan Capistrano Real Estate Is on the Rise

San Juan Capistrano has always had a certain magic to it and lately, that magic is being matched by some very compelling real estate fundamentals. From a property market perspective, there are plenty of reasons to feel good about where values are headed this year.

Let’s start with inventory. While there are a few more homes on the market than we saw during the tight years of the pandemic era, inventory remains historically low. Simply put, there still aren’t enough homes to meet demand. In a city as desirable as San Juan Capistrano, that scarcity continues to support strong pricing and steady competition among buyers.

Interest rates are also becoming more buyer friendly. As rates trend downward, affordability improves, which tends to bring more buyers off the sidelines. Lower monthly payments allow buyers to stretch a bit further. Increased affordability typically leads to increased demand and that’s good news for property values.

Like it or not, however, what’s especially exciting right now is how much the city itself is evolving. River Street and the downtown area have seen meaningful development, transforming San Juan Capistrano into more of a true destination. New dining, retail, and gathering spaces have added fresh energy. I do applaud these new developments for trying to respect historic charm, while being mindful about some of the legitimate reservations these developments pose for quality of life in the city. That being said, this is progress that buyers notice.

Just down the road, the Dana Point Harbor revitalization is another positive force. As the harbor becomes a premier coastal attraction, nearby communities like San Juan Capistrano naturally benefit. Many buyers want coastal access without being directly on the coast, and SJC offers that perfect balance of proximity, space, and lifestyle comparatively.

Of course, numbers and trends only tell part of the story. San Juan Capistrano’s rich history, rolling hills, and abundant open space are timeless assets. From scenic trails to preserved landscapes and a deep sense of place, the city offers something that can’t be replicated and that kind of appeal only grows more valuable over time. No matter the state of the real estate market, one thing is for certain, we are blessed to call this remarkable place home.
